Just received a call from the property manager we use for our rental home in Tucson, AZ and they said the A/C unit took a crap again and needs a “full” replacement, whatever that means. She called and gave me ONLY that info, not how much for replacement or what the actual f*ck went wrong with it.... but don’t worry, it’s been filled with “Freon” to last a couple more weeks. Um wha?
I finally worked out a “maybe” cost of $3-4k depending on our sqft (1210sqft) and the warranty will only cover $1500... I give these idiots $95/mo to deal with the problems so I don’t have to, don’t come to me with problems... I want solutions damnit!
C’mon Tucson housing market! I want to sell this POS!!!!

These are the exact sort of reasons that I was determined to live in my old house until we could sell it. Even as much as it sucked with three kids in a 1000 sqft house, the alternative would have been worse. Everyone just kept telling me I should just rent it out and move on. But I was just terrified of what a tenant would do to it, or the things that would constantly end up broken and needing replacement. Especially considering we would have had to rent it out for only marginally more than the mortgage payment, thank you housing bubble! And I just don’t have the budget to support surprise bills, especially when major systems fail like in your situation. No, it was going to be sell the house or die trying. It only took about a year and a half on and off the market before we were finally able to sell it and take a $10,000 loss... Good riddance. All I know is I have every intention of living in my new home until I die.

I feel your pain. I just spent $3k on a new septic drain field rental. If Navarre, FL would stop being an unincorporated shithole with crap property values, I could rid myself of it.

You got off light. I sold a house last year that failed the septic field absorption test. 20K later the new owners have a brand new septic system.

A/C in Tuscon is probably super important. As well as quite highly used this past month. I dont quite understand how people back in the day survived without AC at home. Like how the hell did they ever fall asleep??

Due to local laws, since there was a temporary sewer line within 500 feet of the house, I had to either replace the system completely (tank, drain field, pumps, etc) or hook up to the sewer. With fees, sewer hookup would have been 22K. Kicker was, since we were already deep into the selling process, I didn’t get to make the choice, the buyer did. Dummies took the new septic system.
It was a nightmare. I am now an amateur freelance septic system enthusiast / adviser.

Being we’re both military we had to move and were underwater because of the recession at that point. Had to rent it out and have been doing so at a loss every month for 6yrs..........
Only good thing is our house we own in Colorado Springs, CO is valued at more than $60k over what we owe!!! Can I sell it right now pretty please?!?!?

Yeah, getting orders definitely puts you in an uncomfortable situation with limited options. Ironically I bought my first house just after getting out of the Military and almost at the exact peak of housing prices before the recession hit. Because I didn’t want to buy a house until I got out. SMH
In retrospect if I had bought a few years earlier or even waited it out just one more year I probably could have actually afforded a decent house in a less scary neighborhood. But in the end it all worked out for us.
I hope they can get your A/C sorted out and if they do end up having to replace it, then at least you can add “new HVAC” on your listing when you do put it up for sale. Sometimes little things like that are enough to move a house to the top of someone’s list.

Yeah my Wife bought this house in ‘08 when everything was peaking and of course Tucson housing hasn’t recovered at all. I do agree that the “new HVAC” will be a positive note but it still sucks because now I have to re-save up for APR stage 2 again...
